Does Texas require a general contractor's license?

No - Texas does not license general contractors statewide. Electricians and HVAC/mechanical contractors need a license from the Texas Department of Licensing and Regulation (TDLR), and plumbers need one from the Texas State Board of Plumbing Examiners (TSBPE). General remodeling and construction work has no state licensing requirement, though some cities and counties have their own registration rules.

How can I verify a contractor's license?

For electrical or HVAC work, search the contractor's name at tdlr.texas.gov. For plumbing, search tsbpe.texas.gov. This site doesn't show license status directly - this permit history is a separate, complementary check, not a substitute for verifying licensing directly with the state.

What does an open or expired permit mean?

An "Active" permit means work is in progress and hasn't been finaled by the city yet. An "Expired" permit means it lapsed before the work was ever closed out - that can mean the project stalled, or that the work was never properly inspected and signed off. Neither is automatically a red flag, but it's worth asking about directly.

What if there's clearly work done but no permit on file?

Certain renovations, additions, and system replacements legally require a permit in Austin. If you can see evidence of work - a new addition, an updated electrical panel, a converted garage - with nothing matching in the permit history, that's worth raising with the seller, contractor, or a licensed inspector before moving forward.

Should I get more than one bid?

Generally yes, especially for larger projects. Comparing a contractor's typical project size and pricing here alongside a couple of competing bids can help you judge whether a quote is reasonable for the scope of work.
