An "Expired" permit means it lapsed before the work was ever closed out - that can mean the project stalled, or that the work was never properly inspected and signed off. Neither is automatically a red flag, but it's worth asking about directly.

What if there's clearly work done but no permit on file?

Certain renovations, additions, and system replacements legally require a permit in Austin.
